Static Caravan Finance Calculator
Buying a holiday home on finance? Work out the monthly repayment, the total cost and what it really costs each month once site fees are added. Enter the rate as an APR or as the flat rate the park quotes, and see both side by side.
ABU is not a finance provider or broker. This tool gives illustrative estimates only. Speak to a regulated finance specialist before you commit.
Illustrative estimates based on your inputs. Flat rates are converted to APR assuming equal monthly payments and no fees. Lenders may add fees, which raise the APR. Site fees usually rise each year and are not covered by finance. Always check the representative example and total amount payable in your quote.
A Flat Rate Is Not an APR
Holiday park finance is often quoted with two numbers. One looks good. The other is the one that matters.
Take Haven's own representative example. £38,496.50 borrowed over 10 years at a 5.33% fixed interest rate. That rate is a flat rate. The APR is 9.6%, and the total charge for credit is £20,518.63.
A flat rate charges interest on the full loan for the whole term, even as you pay it down. So the true cost is close to double the flat figure.
Comparing a park's flat rate against a bank's APR? You are not comparing like with like. Set the rate type in the calculator to match your quote and it shows both.
How Static Caravan Finance Works
- The park is usually the broker. Most big parks introduce you to a panel of lenders rather than lending themselves.
- Deposits start at 10%. Haven and Parkdean Resorts both set a 10% minimum. Part exchange can count towards it.
- Terms run up to around 10 years. Parkdean says up to 120 months, depending on the holiday home's age and tenure. Specialist lenders may go longer.
- Finance covers the home, not the pitch. Site fees, insurance, utilities and running costs come on top.
Your Repayment Is Not Your Monthly Cost
Site fees are the bill that surprises new owners. They are charged every year, they usually rise every year, and finance does not cover them.
That is why the calculator has a site fees box. A £300 repayment with £5,000 a year in site fees is a £717 monthly commitment, before insurance and utilities.
Working from a budget? Use the second calculator. It takes site fees out first and tells you what is left for the holiday home.
Six Questions to Ask Before You Sign
- What is the APR, not just the interest rate?
- What is the total amount payable, including the deposit?
- How many years does the licence agreement let this home stay on the park? Never take finance that outlasts it.
- What age limit does the lender set on the holiday home, and how does it affect the term?
- How much were site fees last year, and how much have they risen over the past three years?
- If I want to sell, can I sell privately on the park, or only back to the park or through it?
For Holiday Parks and Dealers
Buyers now check figures before they visit. A clear quote with the APR, total payable and site fees up front builds more trust than a low headline rate. Point buyers here to check your quote. If it stands up, it closes faster.

Static Caravan Finance FAQs
How much deposit do I need for static caravan finance?
Most holiday parks ask for at least 10% of the price. Haven and Parkdean Resorts both set a 10% minimum. A bigger deposit means you borrow less and pay less interest.
How long can I finance a static caravan over?
Park finance usually runs up to 10 years. Parkdean Resorts says its lenders offer up to 120 months, depending on the age and tenure of the holiday home. Some specialist lenders go longer. A longer term lowers the monthly payment and raises the total cost.
What is the difference between a flat rate and APR?
A flat rate charges interest on the full amount borrowed for the whole term, even as you pay it down. APR reflects what the loan really costs you over a year. Flat rates look much lower. Haven's own example shows a 5.33% flat rate is a 9.6% APR. Always compare APR with APR.
Does static caravan finance cover site fees?
No. Finance covers the holiday home. Site fees, utilities, insurance and running costs are paid on top, usually every year. Add your site fees to the calculator to see your true monthly cost.
Can I get finance on a used static caravan?
Yes. Many park and specialist lenders finance used holiday homes, but most set a maximum age for the caravan, often checked against its age at the end of the agreement. That can limit the term you are offered on an older home.
Can I pay off static caravan finance early?
Under the Consumer Credit Act you have the right to settle a regulated agreement early. Ask the lender for a settlement figure. You may pay a small amount of extra interest, but you save the interest on the remaining term.
Can I live in my static caravan full time?
Usually not. Holiday parks licence pitches for holiday use, and most do not allow a holiday home to be your main residence. Check the park's rules and your licence agreement before you buy.
Is static caravan finance different from touring caravan finance?
Yes. Static finance usually runs longer, is often arranged through the park as a credit broker, and is often quoted at a flat rate. PCP is rare for holiday homes. For a touring caravan, use our caravan finance calculator instead.
